City Receives Application Package From the Katz Group

The City of Edmonton has received rezoning and other applications from the Katz Group supporting a potential sports-entertainment district at the north-central edge of the downtown.
The applications address legislative and legal requirements and are necessary prior to more specific development permits in the future for the lands north and south of 104 Avenue between 101 Street and 104 Street, currently occupied by the Baccarat Casino and several parking lots.
The applications seek permission in relation to four key elements:
- rezoning to accommodate new land use possibilities for the site
- an amendment to the Downtown Plan to accommodate a potential development of this nature
- the closure of a small area of land designated for park use that lies within the site boundary
- a road closure for what is now an undeveloped walkway.
“The receipt of the application package from the Katz Group by the City of Edmonton is the first formal step in the review and assessment process for any potential development of this nature,” says Gary Klassen, General Manager of the Planning & Development Department.
“It does not commit the City in any way to any future development. Its intent is to allow for a development of this nature to be considered.”
As is the practice in these types of applications, the first step involves a technical review of the applications by various city departments as well as a review by the Edmonton Design Committee.
As dates and details are determined, the applicant will conduct a Public Open House and the City will hold an advertised Public Meeting. A formal Public Hearing will also be held which allows opportunities for direct representations to City Council.
Following the review and public input processes, City Council will formally review and vote on the applications for rezoning, the downtown plan amendment, park disposal and road closure.
