City showcases unique secondary suite pilot project in west Edmonton
The City and its partners unveiled a suite deal for homebuyers looking for attainable and sustainable homes in west Edmonton. This innovative pilot project is located in a new development where most homes will have a fully developed, rentable secondary suite and homeowners are eligible for a grant of up to $20,000 through the City’s Cornerstones Grant Program.
“We are thrilled to undertake such an innovative project that provides residents with attainable home ownership and a variety of housing options in an established residential area,” says Mayor Stephen Mandel. “Building in a mature neighbourhood means cost efficiencies from using existing infrastructure and increased livability for owners and renters being close to schools, transit and amenities.”
The development is on a surplus school site in the community of La Perle, and all 19 homes will be constructed to a BuiltGreen energy efficient standard using the latest technology in green design and building. Most homes will be built with a legal, rentable secondary suite that can provide an extra revenue stream for homeowners.
“The Cornerstones Grant Program can help homeowners with their mortgage, while creating housing options for their family, friends or tenants,” says Hal Wright, City of Edmonton, Planning and Development. “If the suite is rented to qualified renters, owners can receive a forgivable loan up to $20,000. Through our partnership with Canada Mortgage and Housing Corporation, 100 per cent of the Cornerstones grant can be put towards a down payment and 50 per cent of the rent from the suite can be considered as a mortgage qualifier.”
The City partnered with Encore Master Builder and Park Royal Homes Inc. in order to make City Council’s vision for the surplus school site a reality. Builders worked with the City to transform this surplus school site into a development where more than one family can live in each residence because of the addition of a legal secondary suite.

There are two show homes with different layouts, but both feature separate entrances for owners and renters, parking, energy efficient appliances and quality construction.
“It’s a smart home ownership choice,” says Kevin Read, General Manger, Encore Master Builder. “It’s a great property to consider if you are a first time home buyer, on a fixed income, or looking to downsize and need to supplement your income.”
The City may take a similar approach on future residential developments.
Two show homes are open to the public at 18141-96 A Avenue. The show homes are open Monday to Thursday from 3–8pm, and on Saturday and Sunday from noon–5pm.
